

How much can I charge for
rent?
Rent values are set by public
demand; we work with our clients to rent the property for its highest value in
the shortest possible time. Since 1981, our continued presence in the
Portland rental market has allowed us to place thousands of residents in our
clients' properties, giving us a valuable history of rental pricing. Our
weekly monitoring of our advertising success gives us a real-time assessment
of current rental housing needs. Rents may also be established by Curb Appeal
and competitive pricing.
How do you advertise my
property?
We at Integrity Alliance
Properties, Inc. start advertising as soon as possible and continually refine
what we have found effective. Our main media marketing sources include:
weekly community advertising in the local newspapers, on site signs, Internet
multiple-listing services (Integrity Alliance.com, Craigslist.org,
Homerentals.net), and our highly requested Broadcast Fax to Professional Real
Estate Organizations on a weekly basis.
How do you select quality
tenants?
We actively pursue quality
residents--quality residents can make or break the success of our clients.
That is why we at Integrity Alliance Properties, Inc. complete our own
applicant investigation. We do not use commercial tenant screening companies
but choose to go the extra mile in obtaining credit reports, criminal
investigations, and rental references.
Do you accept pets or
permit smoking?
The clients' interest and
protection of the property is paramount to us. Our application specifically
requires the applicant to disclose if they have a pet or smoke, and the
Rental Agreement can be terminated if the resident has falsified their application.
We prefer not to have pets in our properties. Many of our clients, however,
have approved of qualified pets to meet demand. Certain breeds of dogs are
not permitted under any circumstances. The only exceptions are Assistance
Animals, which are covered by the Federal Fair Housing Statutes.
What kind of deposits do
you require for pets?
All residents are required to
place a deposit greater than the monthly rent on deposit with us. $200 to
$300 is non-refundable. In the case of an approved pet, a deposit of $500 is
required for dogs and $300 is required for cats.
Do you prefer a lease or
month-to-month rentals?
Integrity Alliance
Properties, Inc. recommends a 12 month lease to maximize client income.
Frequent vacancies cost time, money, and are hard on the property condition.
Our average resident stays approximately 24 months.
Who handles late night
calls for repairs?
We have a 24-hour number to
handle any late night calls. One of our staff is always on call to handle
emergencies. Most of the resident concerns can easily be handled during
normal hours. If a call is received after hours, we make our best efforts to
have contractors on the job during normal working hours to minimize costs,
unless it is an extreme emergency.
Who approves repair and
maintenance items?
At Integrity Alliance
Properties, Inc. we make all efforts to keep the client up-to-date with
changes in the property condition. Our staff is required to notify the client
of any expense in excess of $150 prior to commencement of the work. That is
why we use mobile phones, faxes, E-mail, and long distance phone calls to
keep our clients informed.
How often do you make
inspections?
Keeping informed of property
conditions is important to us. That is why we make a visual exterior
inspection every three months and make a written report to the client. Every
12 months we make an interior inspection. We encourage our clients to attend
these inspections.
